WHEAT QUARTER IS UNDER NEW OWNERSHIP

The Wheat Quarter has a long and complicated planning history. The site has now been acquired by leading developer IJM Land, with Treble Eight Group, and a new planning application has be submitted to Welwyn Hatfield Borough Council.

Summary of the Proposal

Specialist property developer IJM Land with Treble Eight Group has submitted a planning application to Welwyn Hatfield Borough Council for the redevelopment of the site known as The Wheat Quarter on Hyde Way, Welwyn Garden City.

This submission is the culmination of almost a years’ worth of discussions with Council officers, Councillors, stakeholders and the local community. Proposals for the site include:

  • Silos repurposed to deliver a sky bar and restaurant, together with competitive leisure space on the ground floor (potential uses including a climbing wall and bouldering for all ages).

  • Boiler House and Grain Store to be transformed, to create a food and beverage area including tap room and retail, with the surrounding public realm for community and pop-up events. There will also be the opportunity for co-working within the art-deco structures. 

  • 579 homes

    • 133 two, three and four bedroom houses with private gardens;

    • 141 retirement living homes

    • 305 flats for rent with associated amenities including co-working space, gym and lounge.

  •  180 room Apart-Hotel with integrated café.

  • Improvements to the pedestrian footbridge from the station – including a new lift, new stairs, a cycle hub and a retail unit.

  • 6.5 acres of public open space​

    • Goodman Square is the largest public space within the site, positioned directly in front of the Silos and measuring approximately 50 metres by 25 metres, giving it a prominent ceremonial status in the masterplan. The square is envisioned as a dynamic space capable of hosting events such as Saturday markets and temporary gigs, leveraging its proximity to the train station and its central location within the development to serve both residents and visitors.

    • Reiss Walk, the long boulevard measuring 135m from south to north leads residents and visitors deeper into the masterplan. It features the tracks for the production line of the previous Shredded Wheat factory, celebrates the heritage of the industrial origins.

    • Louis De Soisson Gardens will be a more tranquil section of the public realm, measuring 50 metres by 20 metres, designed to be the focal point for residential recreational activities. This inviting space encourages residents to walk, sit, and enjoy the thoughtfully curated landscape design, fostering a sense of community and relaxation.

    • The Landing, measuring approx. 34m by 24m, will provide a good vantage point of the site, and most importantly a framed view of the heritage buildings. It will be a busy corner of the site for connectivity and point of meeting.
