Welwyn Hatfield Borough Council has resolved to approve plans by specialist infrastructure and property developer IJM for the redevelopment of the site known as The Wheat Quarter on Hyde Way, Welwyn Garden City.

Steve Crutchley, UK Development Director for IJM said: “We are delighted that Welwyn & Hatfield planning committee has approved our proposals for the Wheat Quarter site. We have already procured a contractor and will immediately start construction works to transform this site into the gateway that Welwyn Garden City deserves”.

This approval is the culmination of almost two years of discussions with Council officers, Councillors, stakeholders and the local community. Proposals for the site include:

​

• 6.5 acres of public open space including green spaces, play areas and a civic square

• Improvements to the pedestrian footbridge from the train station – including shortening of the bridge, a new lift and stairs, local retail unit and cycle hub

• Repurposing of the Silos to deliver a sky bar and restaurant, together with competitive leisure space on the ground floor incorporating climbing and bouldering  

• Boiler House and Grain Store to be transformed, creating a food and beverage area including tap room, retail, and leisure spaces with the surrounding public realm for community and pop-up events

• Re-use of other ancillary existing buildings for retail, Padel Tennis, and other sports and leisure uses.

• 578 new homes, including:

  • 133 two, three and four-bedroom houses with private gardens;

  • 141 retirement living homes; and

  • 304 flats for rent with associated amenities including co-working space, gym and lounge 

• 180 room Apart-Hotel with integrated café
